For as much as Tustin has grown since its incorporation in 1927, it’s held on to its small-town heritage. Located south and west of the Santa Ana Mountains, it’s still defined by its original boundaries, and Old Town’s numerous historic structures provide a charming backdrop to the Tustin Area Museum’s walking tours.

The most prominent landmark in the area is Red Hill, a 347-foot tall mound of sandstone turned scarlet when ancient volcanic activity deposited mercury into the earth. And though the town is still called the “City of Trees” for an assortment of eucalyptus, palm, pine and oaks, those tree-lined areas are peppered with plenty of homes, apartments, schools and shopping.

If you’re looking for something new, the Tustin Market Place offers shopping, dining and entertainment that's great for families. Jamestown Village, in Old Town Tustin, offers quaint, unique, one of a kind, shops and restaurants.

Inside the Tustin Foothills area lie the unincorporated communities of Cowan Heights, East Tustin, Lemon Heights, North Tustin, Panorama Heights and Red Hill. That's miles of amazing views, rolling hills and cool homes—from huge to modest, single-family to townhouses to condos.

Tustin Ranch, to the immediate south, is a citrus ranch-turned-master-planned-community, developed in the 1980s (now the only citrus that remains are the street names). Here you'll find everything master-planned from apartments to mansions.

Nearly all the communities in this area surround the picturesque, 165-acre Tustin Ranch Golf Course, complete with man-made lakes and the impressive label, “Orange County’s Finest Golf Course.”
