Between Santa Monica and Malibu, situated in front of the Santa Monica Mountains on the coast, Pacific Palisades offers well-to-do renters and owners three miles of the most dramatic sights in the L.A. area, set against a lush, varied backdrop of hills and canyons.

Though it’s primarily residential, Pacific Palisades does have a small, centrally located downtown along Sunset Boulevard near Swarthmore Street, and popular attractions like Will Rogers Park and Topanga State Park keep the area on full throttle. Though not technically part of LA (and proud of it), this village-like community is in close proximity to the city and to public and private schools, UCLA, Pepperdine and Loyola-Marymount.

If you’re looking to snag a place here, be prepared: when listings do emerge, they’re snatched up faster than you can “ooh” and “ahh.”
